Project Overview

The Chateau at Heavenly Village (formerly known as Project 3) is the next step in the City’s redevelopment efforts, which since 1991, have included Embassy Suites Hotel, Ski Run, and the Heavenly Village – home of the Heavenly gondola, Marriott fractional ownership homes and hotel, restaurants and the City’s social center.
Redevelopment is designed to stimulate and restore innovative and rustic design, for which Lake Tahoe was famous, using economically feasible and environmentally beneficial practices.
The Chateau at Heavenly is a partnership between the City of South Lake Tahoe/South Tahoe Redevelopment Agency and Lake Tahoe Development Co, LLC. At Highway 50 and Stateline Ave., next to Harveys and across from Heavenly Village, the 11.53-acre site will include:
Project A
- A hotel-condominium with 365 rooms
- 71,000 sq. ft. multi-purpose entertainment/meeting facility including pre- function space.
- 57,000 sq. ft. retail/restaurant space
- Proposed pedestrian overpass across Highway 50 to Heavenly Village and gondola
- Village Green featuring a 1.5 acre public park/plaza with outdoor seating, fire pits and event capabilities as well as a waterfall and pond
- 535 underground garage parking spaces
- Exterior design of wood siding and veneers, stucco, shingles, glass and stone; logs and timbers and other natural materials; utilizing earth tones; landscaping; and potted flowers
- Access to private beach

- Multi-use exhibition hall, ballroom and meeting rooms total 44,545 sq. ft., with kitchen, facility support rooms and pre-function space totally 50,757 sq. ft.

- Valet access for hotel guests from Highway 50; and parking for multi-purpose facility provided with valet access from Stateline Ave.

Project B
Project B, a hotel-condominium with 112 rooms is a six-story building located west of the public park and extending along Highway 50 to Friday Avenue.

A proposed pedestrian overpass across Highway 50 will be installed to link The Chateau with the Heavenly Village. The proposed overpass will be mid-way on Highway 50 between the grade-level pedestrian crossings at Stateline Ave. and Friday Ave. It is designed to keep pedestrian and vehicle traffic moving in a safe and efficient manner and will link to other pedestrian and bicycle systems in the South Lake Tahoe area.
